Shoma Bay Moves Forward as North Bay Village’s Next Waterfront Landmark

North Bay Village’s skyline is about to get a major addition. Shoma Bay is the mixed-use waterfront development rising at 1850 John F. Kennedy Causeway. This month, the project reached a new milestone. It secured $172.5 million in C-PACE financing as its sole debt source. As a result, the news underscores just how much momentum North Bay Village real estate has picked up in recent years.

A New Kind of Residential Community for North Bay Village

Shoma Group is developing the project. The Miami-based firm was founded in 1988 by Masoud and Stephanie Shojaee. Their idea is simple: bring living, working, wellness, and leisure into one address. Specifically, the 333-unit condominium tower blends an art-deco-inspired silhouette with a contemporary facade. Floor plans range from 344-square-foot studios to spacious three-bedroom residences. The largest units top 2,700 square feet. In addition, the building includes a collection of penthouses. Pricing currently starts near $800,000. For that reason, Shoma Bay is one of the more closely watched North Bay Village condo launches of the decade.

Amenities Built for Everyday Living

What sets this North Bay Village development apart is scale. More than 60,000 square feet are dedicated to resident amenities. For instance, plans include a rooftop pool deck with bay views. There’s also a wellness spa featuring a hammam. Meanwhile, a two-story fitness center and a padel court round out the wellness offerings. A private wine club adds another layer of exclusivity, with over 100 custom lockers. Residents will also have access to a cigar lounge, a zen garden, and a movie theatre. Beyond that, collaborative workspaces, a pet spa, and a dedicated grocery delivery room are all part of the plan. Notably, Shoma Bay will offer a complimentary house car service. The fleet features Rolls-Royce Cullinan vehicles for trips within a 10-mile radius. As a result, this perk has generated real buzz among South Florida real estate watchers.

Retail Anchored by a New Publix

Shoma Bay isn’t just a residential project. Instead, it’s designed to function as a walkable hub for North Bay Village. A 36,000-square-foot Publix supermarket will anchor a retail promenade at the tower’s base. Consequently, residents and neighbors will finally get a long-requested grocery option within walking distance. Additional shops and dining will round out the promenade.

Timeline, Financing, and Buyer Demand

Construction is actively underway. Completion is targeted for 2027. This month’s $172.5 million C-PACE financing package matters too. It gives the project a fully secured capital structure heading into its next phase. On the sales side, Shoma Group reports strong momentum. In particular, international buyers are driving a meaningful share of reservations. Buyers from Latin America stand out the most. This trend lines up with broader interest in North Bay Village and Miami-area waterfront property.

What It Means for North Bay Village

Construction continues along the JFK Causeway corridor. Meanwhile, Shoma Bay is emerging as a signal project for North Bay Village’s next chapter. It pairs upscale residential living with retail and lifestyle amenities the community has long lacked. So, for residents, prospective buyers, and neighboring associations alike, this is a development worth watching. Its 2027 completion date will be one to remember.
