Continuum Club & Residences: A New Waterfront Landmark in North Bay Village

Aerial rendering of Continuum Club & Residences, a luxury waterfront condominium tower in North Bay Village.

North Bay Village is entering a new era of growth, and Continuum Club & Residences is poised to become one of the most significant additions to its evolving skyline. Rising along Biscayne Bay, this luxury condominium development combines contemporary architecture, resort-style amenities, waterfront access, and a central location between Miami and Miami Beach.

Located at 1755 John F. Kennedy Causeway, Continuum Club & Residences represents more than a new residential tower. It reflects the broader transformation of North Bay Village into one of Miami’s most promising destinations for luxury real estate and new development.

A 32-Story Waterfront Tower Designed by Arquitectonica

Continuum Club & Residences is a 32-story, 340-foot tower planned to include 198 condominium residences and penthouses. Construction is underway, with completion currently anticipated in early 2028. The project is being developed by Continuum Company in partnership with Aksoy Holdings, while KAST Construction is serving as the general contractor. Continuum Company

The architecture is led by Arquitectonica, the internationally recognized Miami firm responsible for many buildings that have shaped South Florida’s modern identity. Its curved glass façade and waterfront orientation are designed to maximize natural light and views of Biscayne Bay, Indian Creek, Downtown Miami, and the Atlantic Ocean.

Durukan Design is overseeing the interiors, while Martha Schwartz Partners is responsible for the landscape architecture. Together, the design team is creating a residential environment that blends contemporary elegance with the natural beauty of its waterfront setting.

Four Distinctive Residence Collections

Continuum Club & Residences will offer four residential collections designed to accommodate different lifestyles:

  • Bay Lofts
  • Tower Residences
  • Sky Residences
  • Penthouses

The development will feature one- to four-bedroom floor plans, with residences ranging from approximately 800 to 4,000 square feet.

Ceiling heights of up to 14 feet and floor-to-ceiling, impact-resistant windows will create bright interiors while framing expansive city and water views. Private wraparound terraces will extend the living spaces outdoors, offering sunrise-to-sunset perspectives across Biscayne Bay, Indian Creek, and the Miami skyline.

Each home is designed to balance luxury with everyday functionality. Planned features include spacious laundry rooms with full-size washers and dryers, generous storage, and double walk-in closets in primary bedrooms.

Contemporary Kitchens and Spa-Inspired Bathrooms

The residences at Continuum Club & Residences will include carefully selected materials, appliances, and finishes intended to create a sophisticated yet comfortable atmosphere.

Kitchens are expected to feature integrated Sub-Zero and Wolf appliances, European cabinetry, quartz countertops, and large culinary islands. Select residences will also include wine refrigerators and additional specialty appliances.

Primary bathrooms will incorporate marble surfaces, custom double vanities, Dornbracht fixtures, and glass-enclosed wet rooms. In select homes, dual rainfall showers will be positioned to take advantage of views over Biscayne Bay.

These details reflect a design approach that prioritizes both visual appeal and long-term functionality.

More Than 60,000 Square Feet of Amenities

Continuum Club & Residences is planned as a complete lifestyle destination, with more than 60,000 square feet of indoor and outdoor amenities.

One of the development’s signature features will be a waterfront restaurant and bar offering indoor and outdoor dining. Residents are expected to receive access to culinary services that may include restaurant charging privileges, private-event catering, weekend poolside dining, and in-residence service.

A residents’ marketplace and outdoor dining pavilion will provide additional options for casual meals, refreshments, and social gatherings.

Resort-Style Pools and Waterfront Recreation

The outdoor amenity areas are designed around the project’s waterfront location. Residents will be able to enjoy a bayfront pool with private cabanas overlooking Indian Creek, along with a separate sun pool and a landscaped Jacuzzi plunge.

A waterfront lawn will offer space for relaxation, social events, and wellness activities. The property will also include a landscaped pedestrian promenade known as The Island Walk, creating a direct connection between the building and the surrounding waterfront.

For residents who enjoy kayaking, paddleboarding, and other aquatic activities, a dedicated watersports launch dock will provide convenient access to Biscayne Bay.

Wellness, Fitness, and Indoor Recreation

Health and wellness will play a central role in the Continuum lifestyle. The development is expected to include a modern fitness center, yoga and movement spaces, and a residents’ spa with private treatment rooms.

Planned wellness facilities include a steam room, infrared sauna, and cryotherapy chamber. A double-height indoor sports court will provide space for pickleball and other recreational activities throughout the year.

These amenities are intended to make fitness, wellness, and relaxation easily accessible without requiring residents to leave the property.

Spaces for Families, Professionals, and Pets

Continuum Club & Residences is also being designed for families, remote professionals, and pet owners.

Family-oriented amenities are expected to include:

  • A children’s art zone and playroom
  • An outdoor splash pad
  • An arcade and virtual lounge
  • A study hall with homework stations
  • An outdoor glamping retreat

Professionals will have access to an executive lounge, private work areas, a boardroom with audiovisual capabilities, and indoor-outdoor coworking spaces overlooking the water.

Pet-friendly features will include a covered outdoor dog park, an indoor companions lounge, a dog wash and spa, and access to the waterfront promenade.

Residential Services Designed Around Convenience

A staffed lobby, valet service, and concierge assistance will support residents throughout the day. Concierge services are expected to help with restaurant and cabana reservations, boat charters, spa appointments, golf tee times, deliveries, and other lifestyle needs.

Additional services may include housekeeping assistance, grocery shopping, personal training, dog walking, dry cleaning, personal chefs, and in-home spa treatments.

The development also plans to offer electric-vehicle charging stations, secured bicycle storage, temperature-controlled delivery storage, and a dedicated residents’ mobile app.

A Strategic Location Between Miami and Miami Beach

Continuum Club & Residences will occupy a prominent waterfront site at 1755 John F. Kennedy Causeway in North Bay Village. The location offers direct connectivity to Miami Beach and mainland Miami through one of the area’s principal east-west corridors.

Residents will be within convenient driving distance of Bal Harbour Shops, the Miami Design District, Miami Beach, Downtown Miami, Brickell, and Biscayne Boulevard. The location also provides access to restaurants, schools, golf courses, marinas, entertainment, and Miami International Airport.

This combination of island privacy and urban accessibility is one of the qualities attracting renewed interest from developers and buyers to North Bay Village.

What Continuum Means for North Bay Village

Continuum Club & Residences arrives as North Bay Village experiences substantial residential and commercial investment. Its limited waterfront land, panoramic views, and central position between Miami and Miami Beach have made the city increasingly attractive to developers seeking the next generation of luxury real estate opportunities.

The project also extends the Continuum name beyond its well-known South Beach location. For North Bay Village, this represents an important vote of confidence in the community’s long-term potential.

As additional projects move forward, the city is becoming more than a quiet collection of islands. It is developing into a sophisticated waterfront district with luxury residences, hospitality, dining, public spaces, and improved connections to Greater Miami.

Continuum Club & Residences is positioned to play a defining role in that transformation—introducing a high-profile residential experience while strengthening North Bay Village’s reputation as an emerging Miami real estate investment hub.
