A new architectural statement is beginning to take shape along the waterfront of North Bay Village. Located at 7940 West Drive, Pagani Residences will be the world’s first residential development curated by Pagani Arte—the design division created to extend Pagani’s celebrated approach to craftsmanship beyond the world of hypercars.

More than a branded condominium, the project represents an ambitious combination of Italian artistry, advanced engineering and Miami waterfront living. Its arrival also marks another important chapter in the transformation of North Bay Village into one of South Florida’s most closely watched luxury residential destinations.

From Legendary Hypercars to Waterfront Living

Pagani is internationally known for producing some of the world’s most exclusive automobiles. Every vehicle is created with an obsessive level of precision, combining advanced materials such as carbon fiber, aluminum and titanium with handcrafted leather, wood and metalwork.

Pagani Residences translates that philosophy into architecture and interior design.

Rather than turning the building into a literal automotive showroom, the development is intended to capture the principles behind the Pagani brand: individuality, technical innovation, artistic expression and attention to details that may not be immediately visible.

As Horacio Pagani has explained, creating a true Pagani environment begins with understanding the individual desires of each client and expressing them through carefully considered details.

The result is a residential concept designed for buyers who view their home as more than a place to live. Here, the residence becomes a personal expression of design, craftsmanship and lifestyle.

An Exclusive Collection of 70 Waterfront Homes

Pagani Residences will rise 30 stories above Biscayne Bay and offer only 70 homes. The building’s limited density is one of its defining characteristics, with approximately four residences per typical floor and every home positioned on a corner.

The collection includes two-, three- and four-bedroom residences measuring approximately 2,000 to more than 3,300 square feet. Each home will feature 11-foot ceilings, private elevator entry and expansive waterfront terraces ranging from more than 800 to approximately 1,040 square feet.

The curved terraces are designed to create a natural connection between indoor and outdoor living while offering views extending from sunrise over Miami Beach to sunset across Biscayne Bay.

Interiors will be delivered fully finished and individually curated. Owners will be able to select from custom flooring, cabinetry, countertops, plumbing fixtures and closet finishes. Italian-designed kitchens will include oversized islands, while bathrooms have been positioned to take advantage of the building’s waterfront views.

Other features include full-size laundry rooms, high-speed fiber-optic connectivity and private elevator foyers that strengthen the sense of privacy associated with a boutique building.

Two Penthouses Designed as Private Works of Art

At the top of the tower, two duplex penthouses will offer the project’s most exclusive residential experience.

According to the project’s latest official announcement, the larger penthouse will provide approximately 7,000 square feet of interior space and 5,200 square feet outdoors. The second will include approximately 6,100 interior square feet and 4,600 square feet of outdoor space.

Both residences will feature dramatic 13-foot ceilings, private elevators, expansive terraces and panoramic views of Biscayne Bay and the Miami skyline. Rooftop areas will include private pools, Jacuzzis and fully equipped summer kitchens.

The penthouses were introduced at $30 million and $28.5 million, establishing new asking-price benchmarks for North Bay Village. Each buyer will also have the opportunity to acquire a specially configured Pagani Utopia Roadster and participate in a private design experience with Horacio Pagani and the Pagani Arte team in Italy. Amenities Designed Around the Waterfront

The amenities at Pagani Residences extend across several levels of the building, creating distinct spaces for recreation, wellness, business and relaxation.

At ground level, residents will have access to a private marina with boat slips and a 240-foot waterfront promenade along Biscayne Bay. The arrival experience will include a waterfront lobby, porte-cochère, valet parking, private garages and 24-hour concierge and security services.

Additional conveniences will include a smart package and delivery room, pet spa, bicycle storage and dedicated areas for paddleboards and kayaks.

A residents’ level will feature a private lounge, co-working areas with audiovisual capabilities, a media room, library, children’s playroom and meditation garden. A limited collection of guest suites is also planned for visiting family members and friends.

The wellness level will include an advanced fitness center, dedicated Pilates and yoga studios, private treatment rooms, sauna, steam room and a relaxation lounge overlooking the water.

The rooftop will serve as the building’s social centerpiece. Plans call for a panoramic swimming pool, poolside cabanas, hot and cold plunges, a Sky Lounge and summer kitchens equipped for outdoor dining and private gatherings.

Personalized Services Beyond the Residence

The Pagani experience is also designed around a high level of personal service.

Residents will be able to request assistance with restaurant reservations, travel arrangements, transportation, private events, catering, floral deliveries and pet care. Additional à la carte options are expected to include private chefs, personal shopping, laundry and dry cleaning, boat excursions, childcare and in-residence services.

The development has also announced Auto Privata, an automotive concierge program created with Prestige Imports for residents who own exotic, luxury or collectible vehicles. The program reflects the connection between the Pagani lifestyle and the culture of automotive design that inspired the project.

An International Design and Development Team

Pagani Residences brings together several firms with experience in luxury real estate, architecture and design.

Riviera Horizons is leading the development, while Fortune Development Sales is responsible for sales and marketing. Revuelta Architecture International, one of Miami’s best-known architectural practices, designed the tower.

The interiors were developed by A++ and curated in collaboration with Pagani Arte. Landscape architecture is being handled by L&ND, whose work focuses on site-specific environmental and cultural design.

Together, the team is attempting to create a building that feels closely connected to the Pagani identity while responding to the waterfront setting and changing character of North Bay Village.

What Pagani Residences Means for North Bay Village

The importance of Pagani Residences extends beyond its amenities or multimillion-dollar homes.

North Bay Village has long offered something increasingly difficult to find in Miami: an intimate island setting with expansive water views and convenient access to Miami Beach, Bal Harbour, the Design District and Downtown Miami.
